Terms of use

Last updated: October 21, 2026

The rules for using the marketplace.

1. About these terms

These terms govern your use of Kelunio, including the website, messages, bookings, agreements and any related features. By creating an account or using the service you accept these terms. If you do not agree, do not use the service.

We may update these terms. The date of the latest version is shown on this page; continued use after a change means you accept the updated terms.

2. What Kelunio is — and is not

Kelunio is an online marketplace and technical platform that helps homeowners and property owners find independent service providers and contact them. We only provide the platform.

Kelunio is not a service provider, employer, agent, broker, insurer, guarantor, property manager or keyholder. We do not perform, supervise, direct or control any service, and we are not a party to any agreement, booking, quote, payment or other arrangement between users.

3. Agreements are between users only

Any agreement for work is made directly and exclusively between the customer and the provider. Agreement documents, bookings and calendars generated on the site are convenience tools only: they record what users entered and do not make Kelunio a party, witness or guarantor.

Users are solely responsible for agreeing scope, price, taxes, payment, cancellation, insurance and any written contract, and for complying with the law of the place where the service is performed.

4. No checks, no guarantees

We do not guarantee the identity, qualifications, licences, insurance, tax status, experience, availability, honesty or quality of any provider or customer. Moderation of listings, verification badges, uploaded certificates and reviews are limited, discretionary checks of information supplied by users. They are not endorsements, background checks or guarantees and may be incomplete or outdated.

You must make your own checks before hiring anyone, handing over keys or giving access to a property.

5. Property, keys and access

Home watch, keyholding, access to property, alarms, utilities and valuables involve risk. Any decision to hand over keys, codes or access is taken entirely at your own risk. Customers should keep valid home and contents insurance; providers should hold the public liability and professional insurance required for their work.

Kelunio accepts no responsibility for theft, burglary, loss of keys, water, fire, frost, storm or other damage, missed visits, alarm failures, personal injury or any other loss arising from a service or from contact between users.

6. Payments

Unless clearly stated otherwise, Kelunio does not handle payments between customers and providers. Never pay in advance to someone you have not verified. Fees for optional paid features such as sponsored placement are shown before purchase and are non-refundable once the placement has started, unless mandatory law requires otherwise.

7. Your responsibilities

You must be at least 18 years old, give accurate information and keep your login secure. You must not post false, misleading, unlawful, discriminatory or infringing content, impersonate others, send spam, scrape the site, avoid our systems or use the service for fraud.

Providers are solely responsible for their listings, prices, qualifications, permits, taxes, insurance, employees and the services they deliver.

8. Content you publish

You keep ownership of your content but give Kelunio a worldwide, non-exclusive, royalty-free licence to host, display, translate, adapt and promote it in connection with the service. You confirm you have the right to publish it, including photos and certificates. We may refuse, remove or edit content and suspend accounts at our discretion.

9. Advertising and third parties

The site may show advertising, including advertising served by Google AdSense and other third parties, and may link to external websites. We do not control and are not responsible for third-party advertisements, products, websites or their content. Any dealings with advertisers are solely between you and the advertiser.

10. Disclaimer of warranties

The service is provided “as is” and “as available”, without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, accuracy, availability or non-infringement. We do not guarantee that the site will be uninterrupted, secure or free of errors, or that content, translations or maps are accurate.

11. Limitation of liability

To the fullest extent permitted by law, Kelunio, its owners, staff and partners are not liable for any indirect, incidental, special, consequential or punitive damages, or for loss of profit, data, goodwill, property or use, arising from the service, from users’ conduct or from any service performed or not performed.

In any event our total liability for any claim is limited to the amount you paid to Kelunio in the twelve months before the claim, or 50 EUR if you paid nothing. Nothing in these terms limits liability that cannot be limited under mandatory law.

12. Indemnity

You agree to indemnify and hold Kelunio harmless from any claim, loss, damage or cost, including reasonable legal fees, arising from your content, your use of the service, your agreements with other users or your breach of these terms or of the law.

13. Disputes between users

Disputes about a service, payment, damage or cancellation must be resolved directly between the users involved. Kelunio has no obligation to mediate, but may at its discretion review reports and remove content or accounts.

14. Suspension and termination

You may close your account at any time. We may suspend or terminate accounts, remove listings or restrict features at any time if we believe these terms or the law have been broken, or to protect users or the platform.

15. Governing law

These terms are governed by the law of the country where Kelunio is established, without regard to conflict-of-law rules. Consumers keep any protection given by the mandatory law of their country of residence. If any part of these terms is invalid, the rest remains in force.
